A catch-it-early checklist, not a sales pitch. One scheduled whole-home walk-through, one water-heater service, and a written report you can actually read.

Homeowners ask one question about maintenance plans more than any other: what does it actually cover? Here is the concrete checklist — not a vague promise of “protection.”
After the visit you get a written report: what was checked, what is wearing, and what can wait — in plain language, not a verbal “all good.” If we find something that needs repair, it comes as a separate quote you can approve or decline. A maintenance visit never turns into a surprise repair bill.
Newer subdivisions with tankless units need a different checklist than older homes with tank heaters and aging lines. We adjust the visit to your home: descaling and softener checks where tankless units dominate; heater age, valve condition, and supply-line wear where the home is older.
Skepticism about maintenance plans is fair. In a brand-new home, a plan may mostly confirm that everything is fine — which is itself useful before a warranty expires. In an older home, one caught leak can pay for years of visits. We will not promise savings amounts, and we will not tell you a plan is for everyone. What we promise is the named checklist above, a written report, and transparent terms. Call for current details on what is included and what it costs.

We walk the whole home: kitchen (supply lines, shutoffs, disposal, dishwasher connections), baths (toilets, faucets, supply lines, drains), laundry (hoses, standpipe, shutoffs), water heater (flush or descale, anode rod, relief valve), and outdoor hose bibs and visible piping. You get a written report of what was checked, what is wearing, and what can wait.
In Spring Hill hard water, a tank unit benefits from sediment flushing on a regular schedule, and a tankless unit needs descaling to keep its heat exchanger clear. The exact interval depends on your water hardness and usage — we set it from your test results, not from a generic calendar.
No. A maintenance plan is preventive: scheduled visits that catch problems early. It does not cover emergency repairs, and it does not replace the need to call right away when something fails. Think of it as the checkup, not the ambulance.
Call for current details on commitment, cancellation notice, and whether unused visits carry over. We will explain the terms in plain language before you sign up — no fine-print surprises.
A maintenance visit is an inspection and service visit, not a repair. Parts, repairs found during the visit, and emergency calls are separate. Your written visit report lists anything we found, with a separate quote if you want it fixed.
